CHICOPEE, Mass. — Blueprint Healthcare Real Estate Advisors has arranged the $3.9 million sale of Birch Manor Rehabilitation & Skilled Nursing Center, a 68-bed skilled nursing facility in Chicopee, approximately 30 miles north of Hartford, Conn.
A local owner and operator owned the community since 1989. That company sold the property as a value-add opportunity to a regional operator looking to expand its presence in Massachusetts.
At the time of sale, Birch Manor was 92 percent occupied with revenues of approximately $5.5 million. The purchase price equates to $56,618 per bed.
