CHICAGO — Blueprint Health Care Real Estate, a broker based in Chicago, has arranged the sale of two 120-bed specialized skilled nursing facilities in Central Texas for $14.2 million.
The two facilities were constructed in 1994 and 2004. The names of facilities were not disclosed.
The sales price, equating to $60,000 per bed, represents a 10.4 percent capitalization rate.
The purchaser was a privately held owner/operator with an existing presence in the Texas market. The seller was a publicly traded REIT.
Chris Hyldahl and Mike Segal of Blueprint were the lead advisors on the transaction.
