Colliers Brokers Sale of 30-Unit Community in Florida Out of Bankruptcy

VENICE, Fla. — Colliers International has arranged the $2.2 million sale of Gulf Winds Assisted Living Facility, a 30-unit assisted living community in Venice, located midway between Tampa and Fort Myers.

The seller was Alex Limpin and Novum LLC, a court-appointed receivership that was appointed by a bank planning to foreclose on the property. The buyer was ALF Venice LLC, which is seeking to repair, reposition and re-open the community.

ALF Venice agreed to pay for the facility in cash, including all the seller’s closing costs, which avoided the foreclosure and allowed the community to keep its license.

Gulf Winds was built in 1990 and renovated in 2006. The 15,000-square-foot community sits on 4.4 acres, and is pre-approved for building a 20,000-square-foot addition.

The Colliers team of Ken Carriero and Damien Carriero brokered the transaction.
