ESI Arranges Sale of Assisted Living Community in Georgia for $4.9M

COLUMBUS, Ga. — Evans Senior Investments (ESI) has arranged the sale of Franciscan Woods, a 60-unit assisted living facility, for $4.9 million.

Built in 1999 by St. Francis Hospital, Franciscan Woods is a two-story, Class A facility in Columbus, near the Alabama border.

A private investment firm purchased the community at a cap rate of 5.7 percent based on the pro-forma NOI of $278,072. The trailing twelve months NOI was $39,136.

ESI is a seniors housing investment banking firm with offices in Chicago and Boulder, Colo.
