IDA Approves Incentives for Assisted Living Facility in New York

PATCHOGUE, N.Y. — Brookhaven Industrial Development Agency (IDA) has approved incentives for D&F Patchogue A.L. LLC, which intends to build an assisted living facility on vacant property in downtown Patchogue.

D&F, a developer of affordable family and seniors housing based in Levittown, plans to construct an 87,000-square-foot, five-story, 128-unit facility on 1.33 acres at a cost of approximately $31 million. The facility will also include 46 memory-care beds.

The facility initially will be owned by D&F and managed by Des Moines, Iowa-based Life Care Services, a national provider of assisted living services. Construction is expected to take about 20 months.

The IDA financial package includes a PILOT (Payment-in-Lieu-of-Taxes) agreement for the project. The developer also was granted exemptions from sales tax on construction materials and equipment.
